Additional Backup Information:

Ongoing channel incision has created steep and unstable stream banks between single-family homes. This project aims to stabilize approximately 750 feet of stream bank. The channel bed has steep vertical drops which indicate instability and further erosion if the reach is not actively stabilized. Erosion threatens private property, public utilities, and infrastructure. The stream reach is ranked in the top 20 priority reaches citywide for erosion hazard.

The project consists of erosion protection measures which includes grading, replacement of a drainage outfall, and native landscaping using shade trees, ornamental trees, and grasses.

This item includes two allowances of $30,000 to be used to address replacement of three existing sheds and an allowance of $10,000 to be used to address replacement of an existing deck. An allowance is an amount that is specified and included in the construction contract or specifications for certain items of work when details are not determined at the time of bidding.

Due to the potential for unknown subsurface conditions, a 10% contingency in funding has been included to allow for the expeditious processing of any change orders to cover any unforeseen construction costs associated with the project. By authorizing the additional contingency funding, Council is authorizing any change orders within the contingency amount.

The project will include traffic control measures at the construction entrance along Thompkins Drive while maintaining normal traffic flow with little impact to residents.

Delay in the approval of this construction contract will continue to increase the risk of damage to adjacent residential properties.

The contract allows 180 calendar days for completion of this project.

This project is located within zip code 78753 (District 1).
