This acquisition is for park and recreation purposes. The property comprises of four parcels totaling approximately 6.579 acres (286,612 square feet) located along the southern border of Slaughter Creek, adjacent to Slaughter Creek Neighborhood Park on the west and single-family homes on the south and east. The site is accessible from two rights-of-way, Harbour Town Circle and Pine Valley Drive, both of which connect to Pinehurst Drive. These access points would link the existing Slaughter Creek Neighborhood Park to neighborhoods to the east. This acquisition would serve an additional approximately 1,204 residents within the half mile walkshed, increasing the total population served by the neighborhood park to just over 2,000.

 

The property includes roughly 500 feet of natural frontage along the south shore of Slaughter Creek. About 55 percent of the site is located within the 25 or 100-year floodplain. The topography slopes predominantly toward the creek, with several flatter areas dispersed throughout. The site features mature tree canopy and newer plantings along the creek edge. Existing maintained access paths and trails from the previous owners provide a foundation for future park development.

 

As recommended in the Austin Parks and Recreation’s long-range plan, Our Parks, Our Future, this acquisition will expand the Slaughter Creek greenbelt and foster future trail development along the corridor. The property is partially funded with parkland dedication funds and bond funds for parkland acquisitions.

 

An independent third-party appraisal was procured to establish the fair-market value of the proposed acquisition. The appraisal supports the purchase price of $1,193,947. The amount of the purchase price plus closing costs is not to exceed $1,210,000.
