Various structures along the existing circuits 926/927, 987, and 988 require relocation in order to accommodate the Texas Department of Transportation (TxDOT) expansion of Interstate Highway 35 (I-35) as part of its I-35 Capital Express program. TxDOT’s I-35 Capital Express South project runs along I-35 from State Highway (SH) 71 south to SH-45.
The relocation of the circuit adjacent to the property at 7008 South I-35 requires the City to purchase an electric easement across the east ten feet of Lot 23, Block A, Circle S Ridge Section 1, a subdivision of record in Book 4, Page 285 of the Plat Records of Travis County, Texas. The City previously acquired through condemnation a waterline easement across the same area in 1986. Although the remainder of Lot 23 is now owned by Long Real Estate Holdings, LLC, the area of the easement to be acquired is still owned by Ronald L. Sims and Donna M. Sims.
The current fair market value of the proposed Permanent Electric Transmission and Distribution Easement, as determined by an independent, third-party appraiser, is $104,253. The amount of the City’s payment for the easement purchase price, including standard and customary closing costs and fees, will not exceed $106,839.
