Additional Backup Information:

On February 27, 2014, Council approved modifications to the Downtown Density Bonus Program (DDBP) via Ordinance No. 20140227-054 allowing an eligible project to request additional floor-to-area ratio (FAR) after participating in the program as described in City Code Section 25-2-586. Prior to this Council action, the Central Urban Redevelopment Overlay (CURE) was used to achieve additional height and density for certain properties located in downtown.

The applicant is seeking additional density (FAR) for the subject property located within the DDBP boundaries. The property is currently zoned downtown mixed-use- historic combining district and downtown mixed-use (DMU-H and DMU). The site currently contains a historic structure and an office building. The proposed development is for a 35-story mixed-use building at an approximate height of 393 feet comprised of 283 for-sale multifamily units, equating to 331,584 gross square feet of multifamily use.  The project includes 12,601 gross square feet of office use on level 8 and approximately 4,898 gross square feet of pedestrian oriented, commercial use on the ground floor in accordance with the DDBP in the Land Development Code City Code Section 25-2-586.
