Authorize negotiation and execution of all documents and instruments necessary or desirable to acquire approximately 1.3294 acres (57,942 square feet), generally located at 9300 1/2 East U.S. Highway 290 Service Road Westbound, Austin, Texas 78724, from First Austin Investments, LLC, for a total amount not to exceed $214,905 including closing costs, for the Northern Walnut Creek Trail Phase 3 project. The property to be acquired consists of fee simple ownership of two tracts of land situated in the Lucas Munos Survey No. 55, Abstract No. 513, Travis County, Texas, being portions of a called 7.67-acre tract described as Tract 1 in the Special Warranty Deed recorded in Document Number 2021226851 of the Official Public Records of Travis County, Texas. Funding: $214,905 is available in the Capital Budget of Austin Transportation and Public Works.

This proposed acquisition of approximately 1.2000 acres (52,305 square feet) and 0.1294 acres (5,637 square feet) is for Northern Walnut Creek Trail Section 3, which will connect Northern Walnut Creek Trail at Interstate Highway 35 to Southern Walnut Creek Trail. This approximately 8-mile segment will be developed in three phases. Northern Walnut Creek Trail Phase 3A includes two segments that will be constructed in a similar time frame. The general route of this project is from Interstate Highway 35 between Braker Ln and Yager Ln to just south of East U.S. Highway 290 between Springdale Rd and Johnny Morris Rd.
